Oak trees, Walnut trees and big Illinois bucks
89+- acres in Hancock county Illinois LOTS OF INCOME ONE DAY
This beautiful tree farm borders the Lamoine river, and it is enrolled in 100% CREP, but this isnt the normal CREP, this property is a planted and managed tree farm that will give someone alot of income one day.
The property is loaded with mast producing trees, thick bedding grasses and mature trees that were already on the property. There are roads mowed throughout the property for access and for hunting. The current owner also plants several food plots in different spots on the land. The north, east and north east neighbors have row crop, so this is a huge bedding and staging area for the deer heading towards the fields. There is a drainage that runs north to south that holds water most of the year and the Lamoine river is on the east side and it always has water.
look at the deer pictures, there are some giants on here, there are alot of turkeys too.
The open ground pictures is where the food plots are being planted.
I had a forester tell me that in 30 years you could select cut about 25% of the property and it would be make money than what the owner is asking right now!
In 2002 and 2003 a the District forester for the state of Illinois designed a planting for this farm and this is what is planted:
Black Walnut 6200
Swamp White Oak 6065
Burr Oak 7200
Pin Oak 5000
White Oak 1000
Black Oak 1000
Green Ash 2200
You have to come see this place to appreciate it, lots of volunteer oak and walnut trees all over.
